Top Selling Neighborhoods in Davenport of 2020You might think that real estate is down in 2020 but that’s not the case.   The great thing about real estate is everyone needs a home!  That sounds like quite the chipper outlook but there is a big difference between what’s happening now and what happened about 12 years ago.

When the real estate market crashed, it was in large part due to financial over leveraging and outright fraud.   We’ll likely see some repercussions in terms of foreclosures from people losing their jobs in part to the coronavirus outbreak.  This doesn’t mean that all the homes for sale in Davenport are going to go down.

Below is a list of the top-selling neighborhoods in Davenport based purely on the number of homes sold.  When we put together a list like this a few things stand out.

1. At least half of the list if new construction homes in Davenport.   Builders like DR Horton, Pulte and Lennar are doing very well in the past few months.

2. If you want to sell your Davenport home, you’ll have a much better chance if you price it between $265,000 and $300,000.

Orchid Grove

Orchid GroveOrchid Grove is yet another DR Horton Community with an average price of $249K. Orchid Grove features a much more open community space than Willow Bend, however with smaller overall homes.  Although homes for sale in Orchid Grove are tough to come by, 38 sales have happened during this reporting time.

Highlands Reserve

Homes in Highland Reserve are always in high demand.  With 29 homes sold at an average price of $296K, Highland Reserve is a community that holds it’s value.

Solterra

Solterra Resort

Ever wonder what it was like to live on a resort?  Solterra is that.  With 27 homes sold all over its sprawling resort, Solterra is a fan favorite for home buyers and renters alike.  With an average price of $315K, homes for sale in Solterra are the most expensive ones but it’s also home to some of the best amenities.

Solana

SolanaAnother Davenport neighborhood classic, Solana homes for sale are always sought after.  Like Solterra, this community has amenities to die for!   Solana is also the only community on this list whose average price of a home sold of $266K is much lower than their current listing price of roughly $340K.   Real estate market prices going up?!?  Indeed!

Calabay Park

Whenever you make a list about top neighborhoods in Davenport you have to list Solana, Solterra, Highland Reserve, and Calabay Park.  With 16 homes sold in Calabay Park at an average price of $265K, homes in Calabay Park remind us what’s great about slightly older homes.   That fact is that many of the older homes in Davenport have swimming pools!

Hampton Estates

Rounding out our list is Hampton Estates. Hampton Estate might have the largest homes in this list with 5 bedroom homes being commonplace.  With an average price of $273K and 16 homes sold in Hampton Estates, it makes our list of top sellers.

This list comprises Davenport’s top sellers but it only shows you part of the picture.  We could have easily put together a post of 20 or more neighborhoods that have as many as 10 sales in the last 6 months alone.   While homes sold isn’t the only metric to use when choosing a place to live, it can help you see which homes are popular with home buyers and should be in the future.

The only downside of this is that you’ll miss some of the best neighborhoods in Davenport that have lower turnover rates (meaning there are fewer homes sold).   This is why you need a Davenport real estate agent that specializes in these neighborhoods and can show you the most popular and the most sought after.
